Financing your new home
Many buyers still need a mortgage to help them buy a home, but looking up mortgage’s can be bewildering. We would always recommend seeking independent advice, and would be happy to arrange an appointment with one of the independent advisors who are based in our developments.
Solicitors & Contracts
The legal process involved in buying a home can be complicated and you will need to instruct a solicitor to act for you in purchasing your new home. If you require a mortgage, you will receive a mortgage offer from your lender.
You will then be ready to proceed to the three steps in the home buying process:
- Signing contracts – When you receive your mortgage offer, contact your solicitor to make arrangements to sign contracts.
- Exchanging contracts – When both parties are ready to proceed contracts are exchanged, making both parties legally bound to proceed with the sale and purchase of a home. When you are ready to exchange contracts your solicitor will ask you for your exchange deposit.
- Completion – If your new home is ready, we can agree a date with you to complete. If your new home is still under construction, we will give you an estimated date followed by a formal notice of when your home is ready. Your solicitor will make all the financial arrangements for settling on the agreed date of entry, including liaising with your mortgage provider. You will also be asked to make sure any additional funds are with your solicitor in advance of settlement, to cover the whole purchase price, stamp duty (if applicable) and registration dues on the title.
Moving into your new home
You will be asked to sign a key release form which confirms safe receipt of your keys, your meter readings and a final check on the quality of your new home. You will then be free to move in. At the handover stage we will give you a handover pack with information including the LABC/NHBC’s Buildmark Warranty and manufacturers’ warranties for your new home, together with emergency contacts and procedures.

Our commitment to you continues after you move in for a further two years, and after 12 months we offer an optional maintenance inspection, as laid out in our Customer Charter.
